Our long-standing client, who has been developing and marketing low-impact household cleaning products for over 35 years, is looking for a full-time building maintenance worker (handyman).
* Responsibilities
*** Building-related ***
- Ensure that service contracts are adhered to, service levels are met, and contractors are properly supervised whilst on site.
- Carry out inspections and perform necessary repairs on all mechanical, electrical and HVAC/BMS systems on site, as well as on related equipment, including water treatment systems, boilers, heat pumps, rooftop units, air conditioning units, etc., on a daily or weekly basis, and maintain appropriate records to ensure the equipment remains in good working order.
- Respond to tenants’ concerns, coordinate the timely provision of services and help find solutions where necessary.
- Document and investigate irregularities in daily reports.
- Carry out or arrange for interior and exterior maintenance and repairs as required, including the replacement of belts and filters, the replacement of light bulbs, painting, plasterboard repairs, etc.
- Carry out regular inspections of the interior, exterior and roofs of buildings to identify damage and carry out or arrange for the necessary repairs.
- Ensure that signage and lighting are in good working order.
- Carry out or supervise the performance of all prescribed preventive maintenance tasks for all equipment and systems.
- Respond to and assist with the building’s seasonal requirements
- Manage workshop and equipment stock, and request any necessary replacements.
- Ensure that all equipment and systems are operated safely and efficiently and comply with all applicable government codes and regulations.
- Comply with company policies and procedures at all times and ensure that building standards and efficiency are maintained.
- Respond to calls outside normal working hours and/or to emergencies as required during on-call periods only.
*** Safety of People and Property ***
- Regularly monitor the building’s security system, fire alarm panel and sprinkler system to ensure they are working properly and report any faults.
- Carry out the required weekly, fortnightly and monthly tests and assist with mandatory fire drills.
- Ensure compliance with all health, safety and security procedures, and promptly report any concerns to the appropriate parties to minimise the risk of liability and loss.
- Inspect and test fire protection equipment and systems at the recommended intervals.
- Maintain an up-to-date and accurate list of emergency contacts and regularly review procedures relating to personal safety, emergency response and the fire safety plan.
- Perform any other duties as required.
