DESCRIPTION

DESCRIPTION:

The Real Estate and Property Management Controller is responsible for reporting on the financial condition and results of operations for Broccolini’s Real Estate and Property Management divisions. These duties include but are not limited to all financial reporting, receivables and payables, cash calls, financial analysis and audit preparations. The ideal candidate is self-motivated with a high degree of professionalism, is detail oriented, organized and has proven supervisory skills. The individual is expected to have skills in problem solving, decision-making, time management, prioritizing workload and effective communication to achieve the desired results.

RESPONSIBILITIES:

Employee Management
-Supervise the accounting team in the Real Estate and Property Management divisions

Investment Financing and Real Estate Budgeting
-Manage real estate portfolio including investment financing and real estate budgeting
-Provide accurate and timely financial information required for the preparation of monthly, quarterly and annual reporting
-Prepare and review all financial records and statements prior to release
-Conduct cash flow analysis
-Develop recommendations for process enhancements to optimize financial reporting

Taxation
-Tax planning for Limited Partnerships, General Partnerships, corporately and personally held real-estate
-Reconcile and prepare files for year-end tax audits

Limited Partnerships
-Conduct monthly cash calls for Limited Partnerships
-Investor relations
-Involved in the preparation of T5013 and Rel 15 tax slips
-Year-end audit files

Relationships with Banks
-Work with banks to receive, negotiate and process loans
-Manage relationships with banks, lenders and investor clients

Real Estate
-Provide information and reports to management as directed for the benefit of lenders, investors and others as required
-Oversee property acquisitions/dispositions and carry out all relevant closing duties
-Portfolio evaluations

Property Management
-Involved in the budgeting for all property management financials
-Oversee tenant reconciliations
-Monitor billing of the CAM fees
-Responsible for overseeing taxation of property portfolio
-Oversee new property set up in the property management system, opening of bank accounts, and follow up on outstanding issues
-Third-party reporting

QUALIFICATIONS:
-Professional Accounting designation (CPA, CA, CGA, CMA)
-Minimum of 5 years of experience as a Controller in commercial real estate accounting
-Strong work ethic (integrity, trustworthiness, discretion)
-Strong computer skills including Excel and MS Office
-Capacity to adapt quickly to changing priorities while closely monitoring high proficiency department deadlines
-Experience leading and motivating a team to ensure each resource is utilized to their full potential
-Ability to develop and sustain cooperative working relationships; team player and embrace collaborative sharing of knowledge
-Effective oral and written communication skills in both English and French
